Love this place. A couple of years ago we spent a lot of time here and this is a great place to live. We’ve been all over Florida as snowbirds, but we love this place the best Edit: we are now residents for over a year 🤩

We are full time RV couple we travel the country for my work. We made this place our home base when we are back in Florida. We love it. ❤️ the girls in the office are awesome. Restaurant on property has great choices and good food. We will always come back.

Trust me, STAY AWAY! I planned to stay here for 2 months, but that quickly changed. There was constant harrassment from the office telling me I couldn't move to a shady spot, even though there were spaces to move to in their less than half full park.They charged 100.00 more than advertised and said they sent emails, but their website still advertises 100.00 less. Regularly, they were calling myself and my husband about details like where we parked or that my speed was too fast. I literally held my break going through the park. Golf carts passed me. Other park residents were apparently allowed to park and drive as they wished. It's clear they don't like patrons staying because I was harrassed regularly. Security complained at 10:02 that we were too loud. We were literally talking and no one was around. Like i said, more than half the park is empty. They left my spot dirty every time they mowed, even though other spots were blown clean. The day before we planned to leave, the owner called and said i had to come in so they could charge my credit card. They waited till the end of the month to tell me i would have to pay a 30.00 late fee. Why did you need a credit card on file then? They did auto charge another camper. The lies and clear discrimination has led me to leave early. I will never come back. Im sure it won't affect their bottom line, however, shame on you for your treatment. Karma sucks for you. Your business is a stain on Debary Fl.

We spent two days here and it was very quiet and peaceful. The pool is newly completed and a gorgeous way to spend the day. We enjoyed walking around the park and stopped in at the club house/bathhouse. The clubhouse has a large room, which is nice for a get-together, and the lending library has a vast collection of books. The bathhouse was always clean and bright with plenty of hot water. The marina area is nice to sit and watch the water, boats, and wildlife.

I had stayed there last year I was looking for a place this year and Wanda was very helpful and getting me at least one night Love the place it's very nicely set up it's right on the water's edge beautiful pool nice restaurant little store on the left side bar not far from town.

What a lovely campground. Not a lot to do for kids but a great little gem for adults and this newly retired happy camper. Linda (office) and Mary (security) were so friendly and helpful. The newly finished pool is beautiful and the restaurant and marina on site are great additions to this campground. We will be eating dinner one night (at least) at the swamp house grill which I hear is wonderful and looking forward to our small boat tour on the water by St. John’s Eco tours that is coming up. Those reviews to come! So excited for the adventures and living the dream.

What a gem of a find! The best RV resort in the area that I found in over 5 years exploring central Florida. Well worth the extra miles from the Orlando theme parks to enjoy a scenic, friendly community on the St Johns River.. Great rate, great Grill and other amenities, and great staff and residents. Go for it!

We are here for our second "snowbird" season. We LOVE IT! It will be even better once the new pool is finished!

Love this place!! The campground is wonderful and the staff is great.

The park is peaceful and picturesque, the folks running it were friendly, helpful and accommodating during our stay. We stayed in our RV but we toured some of the cabins also...very cute and clean. We will return when we can!

Coming in to leave a 2nd review 2 years later 2nd boat rental and its a must. Did a 4 hr hour boat rental and dinner after and this time the rental boat was muchh nicer that I absolutely loved. Comfortable seats always so pleasant booking and quick check in for the boat everyone is so nice. Dinner was great, outdoor seating and live music Definitely a great place to get gator my 2 year old ate it.

We rented a boat and had the best time ever staff super nice people thanks for a great time. See you soon

Great location, atmosphere, and camping is affordable!

Our favorite go to place. Always treated so well here. The employees are so nice and accommodating. They have the best bartenders and drinks here.

Stayed here a few days, it is a nice location, the boat rental during week days for a resident is only $65 and that's a must. My husband and I really enjoyed this. The BBQ below the restaurant was great right off the river (It's not open all the time). The store gentlemen are super nice. Spoke with alot of residents doing laundry/parking/outside all very kind. Laundry areas are clean $1.75 & .25 per load & bathrooms are as well. The front desk gals are why I'm not leaving a 5 star review. I have an infant had no travel car while my husband was out we had a plug in our rv I asked for some help or advice because I couldn't use our toliet in our rv. They said no one will help and suggested I "drive" to the store when I had no travel car. Meanwhile a resident got the maintenance guy and he was able to help me fix it. When they didn't even offer to have him come over to my lot. 2nd we called prior and made our reservation we asked the front desk If there was a 30 amp connection she said no. We went out of our way to go spend extra money to buy a converter. Got to the lot and sure enough there was a 30 amp plug in.

Awsome place for good food and fun!

This is a cozy place with RV spaces close together. They have everything you need here. A delicious restaurant with a full bar, a bait store with other necessities, snacks, bagged ice, and knick knacks. Even a tiki bar and live music on the weekends. Plus a large pool, shuffleboard, and a fish pond. You can even rent a pontoon boat, or go on a tour boat. We will be back :-)

Awesome scenery!! U can camp and fish too. Plus they have a restaurant.

We camp here often. The park is clean and service is great. We enjoy the Swamp House Grill at least once on each visit.

Great shady place to park in the Florida heat. Friendly staff & neighbors. Sunsets on the river are gorgeous.

Park is quiet and very well taken care of. The staff friendly. The Swamp House Restaurant was excellent..

Whenever we have out-of-town guests, we take them for a pontoon trip up the St Johns and our pontoon rental place of choice is always High Banks Marina. The boats are always clean, the price is reasonable, the staff is exceptional, and at the end of our journey there’s always a cold beer waiting at The Swamp House.
