We enjoyed our 2 night stay at Prospect Hill. The innkeepers were very accomodating of our dietary restrictions and special requests and the breakfasts were delicious. The accomodations were clean and comfortable, and we appreciated the refrigerator and filtered water in the room. We enjoyed walking on the nature trail in the morning before breakfast. We really loved the unofficial greeters in the house, two very friendly pups! It was about 30 minutes to Charlottesville and Monticello, 45 minutes to Veritas and about an hour to Humpback Rocks/ the Southern end of Shenandoah, so we did a good amount of driving to get where we wanted to go.

My sweetheart, my husband, treated me to a birthday weekend at this lovely 1720 former wheat plantation in the country. We had made a pre-COVID downpayment for our May 2020 anniversary (we know what happened there...), the Inn changed hands, and the AMAZING new owners graciously allowed us to use the downpayment. Terenee ("Tee") is the Inn's lovely hostess/owner/bartender/concierge/super-heroine -- superior service. Dylan the main server was also excellent. Food was inventive. The wines reasonably priced! AS it was my birthday, Tee decorated our room with balloons galore. So fun!

An Unforgettable Experience at Prospect Hill Inn! We recently stayed at Prospect Hill Inn in Virginia, and it was absolutely amazing. The owners, Jim and T, were incredible hosts who made us feel like part of their family. The food was outstanding, and the service was just as fantastic. We were there for my sister's milestone birthday with 13 guests, and Jim and T went above and beyond to make it a special occasion. The inn's location is convenient to wineries and historic tours, which made our stay even more enjoyable. I can't say enough amazing things about this place. I highly recommend staying at Prospect Hill Inn for anyone looking for a memorable and exceptional experience.

We had the most amazing stay at Prospect Hill. The owners, Jim & T, were so kind and went above and beyond to make our visit unforgettable. It was my birthday and they decorated the bedroom so cute with balloons and banners. The property has so much history so be sure to have T give you the rundown. The pool was another highlight on top of the beautiful grounds and we spent most of our stay hanging out down there. Their dogs, GusGus and Max are so sweet and well-behaved. The 5 course dinner on Saturday was to die for. They keep freshly baked cookies out 24/7, which were great for a late-night snack. T’s lattes and Jim’s breakfast were the perfect start to our day. And the location was great for visiting Shenandoah National Park and the Blueridge Parkway. Jim packed us picnic lunches for our excursions which were divine. We loved driving around on the country roads and saw foxes, a pretty large bobcat, and of course plenty of deer. Sadly, we did not catch a glimpse of the baby foxes on the property but hopefully we will on our next stay! Can’t say enough good things about this bed & breakfast and so excited to return.

We have been spoiled by T and Jim for 4 days. The room was spotless and the breakfasts were delicious. We also participated in The Innkeepers' Dinner. Schedule you stay around that if you can. We feel privileged to have been able to stay at such a special and historic property. And bring your swimsuit....the newly renovated salt water pool is awesome.

My husband & I can't say enough positive comments about Prospect Hill Inn or the proprietors, Jim & T. The mansion was quaint, comfortable & charming & the grounds lovely! But most important was the welcoming & "part-of-the-family" feeling we had from Jim & T. They couldn't have been more friendly or accommodating and did everything to make our stay all that we could hope for. Jim is quite the chef and every morsel was delicious from the breakfast every morning to the chef's choice dinner on Saturday night. This is certainly a destination to which we will return for a special occasion or just a relaxing get away. Thank you so much Jim & T!

The owners, Terenee and Jim, have created something special at Prospect Hill Inn. My wife and stayed there last August, shortly after Terenee and Jim had taken over as owners, and we greatly enjoyed our stay. We just returned and were even happier with our stay. All of the good things associated with our first stay (attentive and professional service, clean and comfortable rooms, beautiful grounds, great breakfasts, being warmly welcomed) are even truer today. Terenee and Jim have continued to improve both the facilities and the grounds; for example, the pool has been updated and a beautiful wildflower meadow has been added. In addition, we took advantage of the Saturday night five course dinner and it was wonderful. The attentive service has remained and it was truly a pleasure getting to interact with the owners. Would not hesitate in returning or recommending it.

We stayed here as a weekend getaway close to home. I think it was less than an hour from Richmond and maybe 20 minutes from downtown Charlottesville . The hosts are very friendly and welcoming. The beds are very comfortable, and the breakfast and coffee were great. The new owners completely redid the saltwater pool, and it is lovely. I think guests considering this inn should know, this is a former plantation which we didn’t realize from the online information but is on the sign at the entry.

From the moment we arrived, the owners and guests were very friendly. Terenee "T" & Jim are very pleasant and kind host. Every attention to detail was taken care of, and the smiles are genuine. The house is like stepping back in time, and the grounds are immaculately kept. There is a beautiful swimming pool that has been newly renovated and is saltwater versus chlorine, which is fabulous. The atmosphere as a whole was very relaxing and delightful. Jims culinary skills at breakfast were excellent every morning, and they paid very close attention to my allergies. I never had to remind them. The staff is wonderful too. Very kind and courteous. I appreciate all the kindness and attention. It was a delightful and relaxing respite from the real world. I look forward to returning in the future. Oh, and they have their own special roast Prospect Hill blend coffee that is absolutely wonderful 💯 My only regret is that I didn't get a picture of them on their front porch and of one of the four of us together. Next time!

We absolutely loved our 3 day stay at Prospect Hill! Amazing property, well situated for solitude yet accessible to lots of things, lovely hosts, incredible food - or as my husband puts it “everything I hoped for.” It’s hard to believe that Jim and T have had the property for less than a year - they clearly are born for this! Beginning with our arrival (with Jim’s amazing cookies), everything was wonderful. The pups were well mannered, the layout welcoming, orientation fantastic - fulsome without being overbearing. We were in Sanco Pansy cottage, which was lovely and perfect for a couple newly in the empty nest club. WiFi was great, so we could stream the NCAA tourney on hubby’s laptop (pro tip: make sure you have your streaming passwords saved or written down). We loved the grounds with the welcoming vibe to stroll around and admire the plantings. Breakfasts were lovely: decadent without being too much. Attentive, but not overbearing, service. Saturday’s dinner was incredible!!!! The guides to local attractions were spot-on and did not let us down. Antiques, quaint towns, great food - again, “everything I hoped for." Things we wished were better were that the saltwater pool was ready (well before its planned opening) for our visit, and that there hadn’t been a drought which prevented us from enjoying the fire pit. I think the only solution is for us to return for another stay…

Update: February, 2024: we returned for an overnight stay last week and it was exciting to see all the developments and plans being made by T and Jim. The pool will be a wonderful addition for the summer time, and there are other improvements being made. T and Jim, and their two dogs were so welcoming and the accommodations were comfortable. We hope to come back for a dive in movie when that launches! This was our first stay at Prospect Hill, but we have long been fans having dined at the restaurant many times for years. As we eagerly await the reopening of the restaurant under new ownership, we decided to stay for the first time. Jim and "T" were delightful, welcoming and charming. If you are looking for a quiet, peaceful and remote setting, this is the perfect place. The rooms were spotless and very comfortable. The grounds offer a wonderful thirty minute or so walk through the woods. There are numerous restaurants not far away, as is Charlottesville with all of its offerings. We haven't stayed in any of the rooms located in the Manor House, but the cottages offer privacy, and the Overseers even has a lovely sitting area. The Manor House also offers sitting areas inside (complete with a grand piano) and a spacious porch. Above everything else, we were so pleased to find that the new owners, Jim and "T" are enthusiastic about preserving this historic landmark that offers everything from quiet, romantic getaways to wedding and reception venues. We are already planning our next visit!

My husband booked a room in the Manor House as a surprise for me, and the whole stay was lovelier than I could've imagined. The owners, T and Jim are the kindest hosts and greet each guest with a warmth and genuine sincerity that's hard to find. The Inn itself is beautifully decorated, but doesn't feel like a museum: you feel welcome to take up space and enjoy the atmosphere of the different rooms. There are additional workers that are more "behind the scenes" that I met in passing that offered me that same sincerity and kindness, and their hard work shows. The breakfasts are phenomenal! A three course breakfast is curated every day by Jim, and he puts his heart and soul into the cooking. He is more than happy to accommodate any dietary restrictions or allergies, and that really put us at ease since my husband has trouble with dairy. The nature path was a perfect post-breakfast walk and there is so much to do with Charlottesville being a short drive away. We were made more comfortable than we've ever been, and we were treated like close friends for the whole stay. The whole experience was one I wouldn't trade for anything and was truly memorable. For the dog lovers, T and Jim have two beautiful dogs who are just as welcoming as the rest of the staff and will make you feel right at home. Max and Gus-Gus stole our hearts, and Jim and T are lovely people worth meeting and getting to know! I highly recommend spending (at the very least) a night at Prospect Hill Inn, and I cannot wait to go back!

We took our honeymoon in a manor house room, and this weekend returned for our 25th anniversary in one of the cabins. Both times, our stay was fantastic in every way, with comfy beds, cozy fires, quiet walks, and wonderful food. It is sobering to stay on a former slave plantation, so it was a relief that the innkeepers (old and new) did not rely on some sort of Southern belle nostalgia, but the down-to-earth welcome of kindness, good service, and hard work. They even helped us tend to a flat tire upon checkout. Thank you, Jim and T, and a thankful hello to our waiter Dylan, also!

Prospect Hill is a wonderful historic bed and breakfast if you want to stay some place special to get away from all of the business of today's world. You can stay in the main house or any of the various supporting dependencies. Each room is individually decorated with antiques. "T" and Jim purchased the 60 acre plantation home (which precedes the founding of the United States) this past summer and are working hard to make it special. They are most accommodating hosts who want each person to have a special experience while staying there. Don't think you are too far off the beaten path for fine dining or great shopping. There are lots of opportunities for both in Gordonsville and Orange. There are plenty of historic sites nearby, such as Montpelier, for touring.

It's hard to know where to start our review following a spectacular 2-night stay at the historic Prospect Hill Inn. The new owners, T (yep, she goes by "T") and Jim are redefining the B&B experience. From the moment T welcomed us our stay was over the top wonderful in every respect. Very comfortable rooms (recommend either Terrill or Thompson Room in Manor House) with the main house filled with history and charm. The beautiful grounds create a peaceful setting that includes a walking path that circles the 40-acre property. There is plenty of outdoor seating spread out on the grounds--including a very pleasant and large covered porch. We enjoyed wine at the wood burning fire pit one night all to ourselves. Jim is the breakfast chef and trust me, you will dream of starting your day as soon as 8:30 arrives each morning! T is the ultimate example of what warm and friendly hospitality is all about and seriously could teach a master class! She is eager to please and is totally dedicated to every detail. Nothing is too small to attend to because she knows they all add up to making the guest experience a 5 star one. T and Jim have a clear vision for the Inn and the execution of that broad vision is off to a very successful start. They clearly take pride in their new ownership of the Inn and that pride is reflected in all they do and are planning to do in the months ahead. Will we be back? In a heartbeat... and soon.

We went to Prospect Hill Inn to celebrate our 25th wedding anniversary and stayed in The Overseer's Cottage. Everything about our stay was wonderful. We arrived on a Saturday, and stayed until the following Saturday. We were warmly greeted by T and the dogs even though she was juggling a wedding party. After giving us a cookie, and getting us checked in, she gave us a list of recommendations for local restaurants based on previous guest experiences, gave us a quick tour of the property, showed us our cottage, and got us extra towels and wash cloths (she wanted to make sure that we had everything we needed). We woke up early the next morning and walked the short (but beautiful!) nature trail on the property before heading to the main inn for breakfast. We finished our walk and approached the back door to see T standing at the back door offering us coffee since we were a little early for breakfast. She let us know that another guest had lit the fire pit already so we took our coffee to the fire pit. Then, we had breakfast. Oh. My. Goodness. Every single component of every single breakfast was divine. Jim (T's husband) puts a lot of love into every meal he cooks and you can taste it! Each breakfast starts with a latte, juice of your choice, and either a small smoothie or some fruit and yogurt. We had French toast with bacon the first day, and during the week we had breakfast casserole, blueberry pancakes, chicken and waffles, omelettes, and more! Not one repeated meal in 7 days and they were all delicious! The end of each breakfast had a dessert -- key lime tart, blueberry muffin, peach compote with vanilla ice cream, coffee cupcake, pumpkin bar, each one better than the last. After breakfast every day we'd talk to T about our plans for the day and she would tell us about anything she knew about where we were going and what we were doing. On our actual anniversary, we had booked an "Innkeeper's Dinner" at the inn which was a private dining experience with a 5 course meal prepared by Jim and served by T. Again, every course was amazing. They have a set menu for each season (ours was Fall) with several different options for each course. We had let them know a few days in advance what our choices were and Jim did not disappoint! T took pictures for us before dinner, and she did a fabulous job! We brought a bottle of wine that we had gotten from a local winery and they served it with our dinner. When it was finally time to go home after our weeklong stay, we didn't want to leave. T hugged our neck and I almost cried! She and Jim were such gracious and attentive hosts, and I KNOW that they are going to do great things at Prospect Hill. We enjoyed our stay so much and we cannot wait to go back!!

We stayed at Prospect Hill for a wedding. The cabins were very cool and easy in which to get comfortable. The back porch of the main house had "relaxation" written all over it. Whether it was a hot cup of coffee or an ice cold coke - that was the place to be. Jim, T and Jen were all fantastic people - very very friendly and inviting during our entire stay. They really made us feel at home. The food was spectacular-couldn't ask for anything better. We will certainly visit again.

Wonderful old inn with guest rooms in main building and refurbished out buildings. Completely beautiful bucolic country setting complete with lovely bird songs and such fresh air. Hosts are welcoming and attentive to guests as well as great chefs! C’ville area attractions and vineyards are a quick drive from the inn.

This was our first time staying at Prospect Hill and what an amazing place. We enjoyed our two-night stay in the carriage house. The Inn Keepers were extremely welcoming and the food was delicious. Sunday morning's apple cider mimosas should earn them a sixth star! Although we were too late to reserve the Inn Keepers Dinner this time, it is on our list for our next visit. But "T" was so sweet and saved my Husband some soup for him to enjoy the next day. The grounds are so peaceful and we enjoyed exploring the nature trails. We look forward to staying again in the near future.

This place was recommended to us from a friend of my Husband, and we couldn't thank him enough! Besides the beautiful location and grounds and the charming and cozy accommodations, what really sets this place apart are the owners Jim and T. They made us feel so welcome and taken care of. We can't wait to go back! Thank you for making our anniversary weekend so special.

My husband and I thoroughly enjoyed our two night stay at Prospect Inn. We stayed in a lovely room upstairs in the Manor House, complete with all the necessities, and a very comfortable bed. The grounds of the Inn are wonderful, and we had a nice walk through the woods on the nature trail. The highlight of our stay was the private Innkeeper's Dinner. The food prepared by Jim and served by T was delicious and abundant. We certainly felt pampered. Breakfasts served each morning were also scrumptious. It was a pleasure getting to know the proprietors, and we certainly recommend this Inn to other travelers. Alison and Kyle Sims

This is a wonderful place to stay. Very quiet and relaxing. Got a chance to get to know the innkeepers and they are wonderful people. They have a passion for hospitality. Jim does a great job with breakfasts and his cookies are delicious. "T" is an awesome hostess. Can't wait to go back to visit again next year to see what they have done to the place. I highly recommend spending a few days here.

Such a wonderful place to stay! Peaceful, relaxing and very charming historic B&B nestled in a countryside setting only 20 minutes or so from Monticello. The proprietors, Tee & Jim were so welcoming and took great care of us. Thank you for sharing your beautiful property with us - it made our anniversary celebration all the more special and memorable. Jim's delicious hot breakfasts and Tee's tasty lattes got our mornings started right. We stayed in Sanco Pansy's cottage and it was beyond charming with the rocking chairs on the front porch and the nature trail right behind our cottage. We thoroughly enjoyed our stay and are telling all our friends in Colorado that Prospect Hill Inn is THE place to stay if they decide on a vacation in Virginia wine country!

Pam and I absolutely loved the peacefulness and tranquility of Prospect Hill. We felt part of the family the minute we walked through the door. Meeting the two Pups (Gus and I'm so sorry I don't remember the others name) was a blast as we had to board our Hawkeye at home. It felt great to have some canine friends around! Jim gave us a tour of the home as well as an historical account of the home and its originations. We stayed in the Summer Kitchen and upon walking through the door, we were pleasantly surprised!! Albeit our stay was short, we will surely be back and next time, we will have Hawkeye with us!! Thank you so much Jim and T; your hospitality and care went above and beyond!! Oh, the breakfast was AMAZING!!! Jim, your culinary expertise shined brightly! Until we meet again; Sincerely, Shawn and Pam!!

We loved everything about our weekend at Prospect Hill! The hosts were friendly and helpful, the property was absolutely beautiful, and our cottage was clean and comfortable. We stayed in Sanco Pansy's Cottage which is located behind some trees from the main home and cottages. It has its own driveway and parking area. While it felt secluded, a nicely maintained and paved path led us through a hedge to the main property and house. The cottage had beautiful wooden floors and stone fireplace which were kept remarkably clean. The bed was comfortable and had nice pillows. The only update we would recommend is in the bathroom. The jetted tub was very clean, but is old and yellowish in areas. Breakfast was a delicious 3 course affair complete with the owners ' signature blend coffee! There is nowhere else we would stay in the Charlottesville area.

Stayed the weekend celebrating our 30th wedding anniversary. We were here over 10 years ago and the place is still just lovely. Its under new ownership and the new owners seem to be lovingly caring for Prospect Hill just as much as the old owners did. Rooms were impeccably clean, new bedding, and some great historic charm. Stayed in the Carriage House which I would highly recommend.

We enjoyed a 2 night mid-week getaway at the Inn just after Labor Day. T and Jim (and their 2 dogs) were very welcoming and really pampered us. We stayed in the Thompson Room upstairs in the main building. The king-sized bed was spacious and very comfortable, and there were comfortable chairs to read and relax in. The air conditioning worked perfectly. The breakfasts were delicious as prepared, but special dietary needs and reasonable preferences would have been accommodated. While the restaurant is open only for breakfast at this point, we took advantage of the private dining experience for dinner on our first night and it was amazing. Jim uses only the freshest ingredients and next year he will be growing more of them on the grounds. The Inn offers a well stocked bar and a nice selection of wines. In fact, it's situated in the hub of Virginia's wine country, and most of the other guests used the Inn as a base for visiting various vineyards. The weather deterred us from touring the spacious grounds, and it's worth noting that Jim has ambitious plans for upgrading the landscaping and gardens. The WiFi signal is strong, but in keeping with the vibe of the Inn there are no TVs.

My husband and I greatly enjoyed our stay, but it will be interesting to see how the new owners change and update things. The pros: The rooms were clean and well appointed. The breakfast was excellent! It was very tasty and filling. We even had a breakfast desert! The new owners were friendly and helpful. They suggested a great place for dinner and seemed very eager to please. The property is beautiful with walking trails and gardens all about. The pool was nice and clean with a good amount of pool furniture. The property also comes with a rich history. The cons: The room we stayed in had a jetted tub, which worked well but was dated. The caulking around the tub showed signs of age and probably needed re-done. The bed was clean with plenty of pillows and soft sheets, but both my husband and I had a hard time getting comfortable. My husband woke up with a stiff neck, and I slept with one of the couch throw pillows. The pillows on the bed were way too spongy for me. I think the mattress was too soft for us. Overall, the inn is clean and well kept. We enjoyed our stay and will most likely stay there again.

Ethical business practices, delicious food, and delightful surroundings. My husband and I recently stayed at this wonderful Inn for two nights, and enjoyed every minute! Our stay was a 2022 Christmas gift from our children, and even though It was purchased through the previous owners, our gift certificate was honored by the new owners. Jim also served a delicious homemade mango sorbet--a nod to my recent dairy-free diet. We also enjoyed the Walton's Mountain Museum in the area. We felt at home, and we will be back. We have enjoyed Prospect Hill since 1982. The new owners are very nice and convey the same warmth of spirit that PH has shown for 40 years. They are committed to upgrading the rooms and also reopening the restaurant in another year or so. Our room was pristine and comfortable. We had dinner in nearby Gordonsville at the "Well Hung" cafe which is a lot of fun. Breakfast was nice. Overall, a 5 star experience offering the rural Virginia relaxing get away for which Prospect Hill is known.

My husband and I booked our elopement here and we cannot thank you enough for the professionalism, kindness, and hospitality we received from Jim, Terenee, and Jennifer. They went above and beyond to ensure all the small details were covered for our wedding. My bouquet was gorgeous and exactly what I described to Jennifer that I wanted. Our wedding cake came with a very unique story - the baker was inspired to create the same cake for Bruce Springsteen’s birthday. I was carted to the ceremony by Terenee - which was a very special treat. Jennifer used her photography skills to capture every special moment for us. Jennifer should consider a future career in photography 😍- our friends and family loved all the shots she took, especially the 8x10 we received on the morning we left the property. Let’s talk about Jim’s cooking skills - talk about a 5 Star experience in a small town- Jim prepared each course of our wedding dinner to perfection. My favorite part- which I had never eaten before- was the strawberry basil soup (I am a sucker for sweets)! I won’t go into much detail but it is a must try. We spent two very romantic nights in the Sanco Pansy cottage, which was very private, and allowed my husband to carry me across the threshold. The cottage was beautifully decorated, cozy, and well equipped with all the amenities. Other fond memories we experienced while staying at Prospect Hill were the guests. Each morning over breakfast we enjoyed conversing and sharing life stories. Jim, Terenee, and Jennifer even joined in the conversations to make the experience that much more enjoyable. But the friendliest hosts on the property were two lovable golden doodle fur babies, Max & Gus. Both greeted us with lots of licks and sniffs and only wanted a few pets and ear scratches ❤️ in return. My husband and I will definitely be returning!

My wife and I recently stayed two nights. The owner, Terenee, was awesome. Highlights were the grounds which are serene and beautiful and the breakfast which was delicious. They catered to my wife's dietary needs (gluten free) perfectly - her plate rivaled mine! We went for a run on the country road which was a bit harrowing but got to see some cows and wildflowers in a neighboring farm's field, and enjoy the fresh morning air. The house is old (1700's) so there are things to be expected like squeaky floors and small bathrooms. But its worth it to sit on the porch sipping coffee or wine and enjoying the view. It was a trek to Charlottesville but we were able to plan our ventures around that and being a bit secluded was a plus - it will be nice if/when they open the restaurant. The breakfast was so good I would have enjoyed having one of our dinners at the Inn.

New owners - Jim and his wife "T" purchased the B&B in June 2023. When we arrived at 2:30 pm on Friday "T," who was sitting in a room next to the front desk, did not greet us. We wandered around the unkept property and sat at the pool that was closed for service. We left 2 messages - one on Thursday and another message Friday morning to confirm our reservation but received no response. We finally received a return call from Jim at 3 pm on Friday who was surprised we were at the B&B already. He was polite, knowledgeable about the property's history, and conveyed his enthusiasm for rehabbing the B&B to it's original glory. On Friday evening there was a thunder storm and power outage at 8:00 pm. Our room "The Thompson Room" on the upper floor quickly turned into a sauna because the back-up generator only powered a few rooms in the B&B, none of which is a bedroom. As we left, we attempted to find Jim and T. Neither of them was available, but we found another guest who was also wandering around in the dark hallways. I sent an email notifying them we were leaving and returned the room key to an empty front desk. I called on Monday and learned that power wasn't restored until after midnight. I was hoping we could receive a refund or at least a partial refund, but was rudely spoken to by "T" with an emphatic "No" because she said “The dining room was available.” We are an older couple and sitting in a dining room after a long day is not what I consider accommodations. I asked to speak to Jim and again twas old “No”. Save your money and find another B&B. Jim could be successful, but not with a partner like T.

If you have not been to Prospect Hill, you definitely need to do yourself a favor and plan a visit. The new owners are great. They have Inn rooms and cottages/cabins. Located just on the edge of Louisa and Charlottesville. Lots of history here. The property (47 acres) is amazing and reminds me of my grandparents land, back in the day, in Hanover county. The oldest structure was built in 1699. The Manor House was built in 1732. Breakfast is great, too. We’ll be back again for sure!
