One of the best milk teas I've had, very affordable too ! The lady working there today was super friendly and chatty, made my day better :) There's one restroom, it's customers only but freely accessible and very clean.

Right next to Brenden Theaters. My favorite was always the Taro smoothie with Boba, my kids the funnel cake with Nutella and their different flavor Boba smoothies. I highly recommend this place!

I had only tried a smoothie and tea from this place before so I finally decided to try the food. The food was really good, I got the cheesesteak and the strawberry & kiwi crepe. The people are very nice and the service was great. I also got the mango smoothie. I typically don’t eat lunch so I hadn’t tried the food before but I will definitely go back.

This is the best milk tea hands down period!! Freshly brewed, no powder, and just a true heavenly experience. I go to Modesto just for it. To top off the milk tea of the highest quality - the service is phenomenal. If you are in Modesto, give yourself the gift of a visit to T-Cups Cafe!

Drinks are very good but the fries are very bad. They need to change the cooking oil

From the time I arrived and greeted I had a good feeling about this place the food was overwhelmingly delicious using only the freshest ingredients available. I came here before and it was pretty great. 2nd time come around and got as worse and it can get. Honey dew tasted like soap. Found two pieces of hair in my popcorn chicken. Closest thing to lollicup… looks like I will continue to go Stockton for the popcorn

I got the black bubble milk tea and I can't say I was a huge fan of it. I also got teapot chicken and cream cheese wontons which were really good. The lemon tea is also really good. I would visit again👍🏿👍🏿

I've been here twice now, and I've ordered Rose Milk Tea with strawberry jelly and Raspberry Milk Tea with baby pearls. The cafe itself is very fun to take friends to, and the people who work here are so sweet! They have a large menu, including a wide selection of flavors for tea as well as desserts, snacks, and lunches. The tea is not the greatest I've ever had, but it's such a great atmosphere, and the prices are so good that it's worth coming back to (again and again). P.S. My friend ordered some curly fries and they were delicious 😋

I love this place. The food here is fresh, hot, and delicious. I ordered squid balls. Very yummy snack! The boba tea is very good, too! Prices are very reasonable! I recommend eating here for a yummy drink and snack.

I was very impressed with this place. It had found this place from Yelp. I feel that this people needs more publicity because the boba and the sandwiches are very good and the prices of the food is one of the cheapest around. Consider that the location was in a prime location, I expected the prices to be high but nope. I definitely recommend this place to anyone.

Let me start off with saying the crepes here are phenomenal. Made with precision and care you can taste. Atmosphere is very down to earth, and hanging out is encouraged with skeeball tables and board games. Large menu to chose from, and pricing is reasonable to say the least. I have not tried their boba tea yet, but I will surly go back soon to try it.

Just tried this morning. I ordered a honey dew milk tea (which was VERY SWEET) and shrimp spring rolls which consisted of 2 pieces of shrimp and a butt load of lettuce and very thick sticky paper, I also got some popcorn chicken and it was okay, it honestly didn't taste like chicken. So my first visit I didn't necessarily like what I ordered but I would definitely go back because the place was nice and clean.

This place is great! The tea is really good and the food is on point. I love that if you arent a huge fan of the boba, you can get hot and cold teas that are great without it. The staff was really friendly and added to the experience, will be coming back here

I've been going to T-cups for about two years. There's plenty of food places to enjoy in downtown Modesto, but I go here because the food is consistently good, the owners and staff are always friendly, and the prices are good. I also have a passion for tea, so if you are a tea drinker then definitely pick up a hot, cold or icy tea from them (and maybe a funnel cake too!).

Cute nostalgic little spot. I had the funnel cake with green tea ice cream and some whipped cream. It was very tasty. I recommend everyone go at least once. For a tiny place they have a variety of food.

The tea was good and fresh tasting tea. I got lobster balls and cream cheese wontons. Both were good but the cream cheese wo tons were burnt to hell I had to take the edges off and it was hard because they were so hard.

The owners are always super friendly. The food is very affordable and they have a pretty wide selection of items. You do get a stamp card any time you order one of their boba or milk teas which is worth it. However, their boba has been repeatedly expired. Being a regular, I felt comfortable enough to ask the owner how good their boba was today. He said it was good and I walked out and took one sip and it was completely old and mushy. I had to throw the drink away.

Food is good but it needs maintenance. We sat next to the windows and there was a lot of fruit flies and spider webs. We had to move because we didn't want them getting in our food.

This is a place I ultimately go to when I am in Downtown Modesto but not really one I would go out of my way to go to or my number one Boba place. Menu is overwhelming and most food there is pretty average. Food and drinks are fairly cheap though which is good. I like that it has a lot of space and is good place to chill and hang out when you have extra time. As long as the food and drink improve at some point, then this can easily be a five-star.

It's still a keeper but desperately in need of DEEP cleaning and remodeling

Great and friendly service and a nice atsmophere with comfy chairs/couches... been going for few months when i have time to and are in the downtown modesto area, got me in to loving boba/bubble milk tea, still can not pick a favriote highly recommend this to any one wanting to try boba first time or none coffe likers like myself

This place is absolutely amazing! The teas and flavors offered are amazing. The combo plates are also fantastic and for the price and ambiance it is unbeatable!

I dont know if it just because I'm pregnant and my taste buds are off, but the best thing I ate here was the katchup... it may have been that I didnt order the right thing, but if you have something on your menu that is that bland, REMOVE it! I got the t-pop tofu... fries and a thai tea... tea tasted off, and the tofu was lacking... I think I would have preferred raw tofu pieces. I LOVE tofu, and this was not good... great atmosphere, and great staff... maybe next time I'll just go for a funnel cake... those look good

Good boba. Lots of food to choose from.

I wasn't sure what to expect but on the day I visited I had been fasting over twelve hours and was famished; this place sounded cute and was nearby. There was only one employee present to take orders and cook, yet she was very helpful, kind, and patient. The savory crepe (chicken) was excellent. In particular, I like the crunchy crepe wrap. I demolished it so fast the employee thought I was bringing my food back to get a to-go box. Boba tea was good a well.

Sandwiches are mediocre and I didn't like the lobster balls, not enough choices for dipping sauce either. The funnel cakes are fantastic, you can add fresh fruit and chocolate or caramel drizzle. Smoothies are great as well.

The employees here are always so kind and the food is delicious! My personal favorites are the milk tea and the crepes, but I have never had a bad meal here. If you're in a hurry, calling in your order is the best way to ensure your food is ready fast. Otherwise, enjoying the vibrant colors and the books and board games in the seating area is a great way to spend the time waiting for your food. Highly recommended!

Awesome place to go after or before classes for a cup of tea! I love the variety and the friendly atmosphere. I love their taro milk tea with tapioca. I can honestly say I've tried everything on the menu except the italian sodas which are up next!

Staff is friendly, the place is great. I think the food is good, only criticism is I wish the bread wasn't so hard for the sandwiches because the grilled beef is one of my favorites and I wish the egg rolls had more seasoning because it tastes bland to me. The drinks are pretty good.

I come here often and often try out new combinations every time. It's a very soothing and college-environment shop with student discounts (with school ID of course). The employees are always charming and kind. I highly recommend it as a dating spot or a friend hangout.

He ido dos veces y me dieron mal mi pedido dos veces: - / pero supongo que estás chicas así voy a tener que darles el beneficio de la duda. Pedí un helado de mango con boba y que no estaba mal. También pedimos un panqueque que me pareció interesante ya que ponen la fruta en la parte superior de la crepe que nunca he probado antes. No vi que hagan el horario de crepe, pero tenía la textura misma como un crepe hecho comprobar comprado en la tienda. Mi amigo y yo no nos importaba mucho, pero tenía buena pinta cuando pedí. Parecía bastante ocupado y el centro es un gran lugar para ellos. Voy a palo para pedir bebidas boba.

The best boba in Modesto, comparable with Lollycup. I would skip the crepes. Not exactly what crepes are suppose to be. They are thick and chewy. The hot chocolate is fantastic too. Never had a drink I didn't like there.

There's a great atmosphere in this place and the workers are incredibly nice. There's a long selection of teas, milk teas, pearls, and jellies. (I will admit I'm not even sure if they sell anything else, because it's the only thing we ever get). I recommend the mango tea!

Lovely atmosphere, besides having a friendly staff, the cafe has board games, a foosball table, and several comfy chairs to relax in. The staff always greets us when we come in, and is willing to work with you. Example: On Wednesday's they have a student discount, and if one of our friends forget their Student ID, they'll give them the discount by asking what highscool we go to or having another member, who has their ID, vouch for them. It's nice to have a company trust customers! The food is also wonderful, while I haven't tried their bubble milk tea, which is their main product, but their Icy's are so tasty! I have tried both the Mango Strawberry and Strawberry Lemonade Icy's, and they both rock! The Strawberry Lemonade Icy isn't on the menu, but they let you customize your drink, blending two flavours, at no extra charge. (No extra charge picking flavor, there is an extra charge for stuff such as Jellies and Tapioca Pearls.) Their Combo meals are great deals too, actually less expensive to get a combo then to get all the items seperate. I typically get the T-Pop Chicken combo; the chicken is good quality, no gross fatty bits, and the crunchy stuff has an almost sweet flavor. If you're nearby, I highly recommend you check them out. I come almost every week with my friends, specifically Wednesday's for the 20% student discount!

Love the teas, my go to is Honeydew milk tea with mango jelly...yum. Fries are too crispy for me, sweet potato fries are just right. Tried a savory crepe (Hawaiian), it was good but for me the crepe itself was too sweet for the stuffing.

Love the sandwiches, completely different to everywhere else! And the savory omelettes are excellent. Not tried too many sweet items but if they're anywhere near as good as the sandwiches it would be great

The girls are always nice. and explain the drinks and have no problem giving samples to try. The food is good and always made to order. The fried banana is the best with ice cream. I'm here 2-3 times a week.

Friendly staff, cute decor, delicious food (including funnel cake and crêpes) and lots of boba teas and drinks! Great atmosphere to boot. Family friendly, and fun to just relax in. Try the cold cuts sandwich with siracha mayo, any dessert (they're all good), sweet potato fries, and the passionfruit tea with taro pudding and tapioca pearls!
