Fast good Sammy and a cool staff

Sandwiches were ok. Prices were 25% higher than listed on google. Had to pay a surcharge for using CC, staff a bit rude.

Great sandwiches and the two guys working the register and making the food make you feel welcome. I like how the guy behind the counter gets the next person in line started before they order. Very efficient and service oriented. The food is great. The roast beef is very flavorful and they have enough toppings you can get it pretty much anyway you want. Get the onion rings too. My kids were talking about this place a week later and mentioned the grape polar soda. So get that too.

2 small and 2 large roast beefs, with a mozzarella sticks, which weren't in the bag, and 2 bottles of the James River sauce, was 105$, i don't even care the mozzarella sticks were forgotten, 105$ for 4 sandwiches and 2 bottles of BBQ sauce, all set, never again

Friendly proprietor provided excellent recommendations to us two hungry travelers. Conveniently off the highway, their tasty roast beef with homemade horseradish sauce and homemade/ hand-dredged thin onion rings were a nice diversion from the usual order of fries (although my husband ordered these too and enjoyed every bite). Roadside eating on wooden lunch benches was quaint -- if you ignore the noisy traffic whizzing by.

There aren't many places like this left on the Cape. Timmy and his staff are always fast and friendly. The food is cooked and sliced fresh everyday.

Simply perfect roat beef sandwiches. Yes, there are other offerings, but why? When there are simply perfect roast beef sandwiches; the best in Hyannis/Yarmouth. But it doesn't pretend to be other than the shack it is.

First time here. Tasty eats! Roast beef is very good. Onion rings are the best part. French fries have good flavor. I'd skip the horseradish topping, it mostly contributed vinegar and masked the roast beef flavor. I'll be back and next time I'll get the roast beef with just may.

This is a take out sandwich shop and a true gem on the Cape. I almost hesitated to write this review because I want to keep this a secret. Timmy's makes amazing roast beef sandwiches and pastrami sandwiches. My husband and I can't decide which we like better so usually get one of each to split. They're served on onion rolls and so incredibly tasty.. try the roast beef with their barbecue sauce and horseradish. The pastrami is best with the deli mustard. We've had their onion rings (which were great) but the sandwiches are huge and you don't really need any sides to be fully sated. Note: this is take out only. No place to sit in the shop but there are a couple of cute parks close by on Rte 28

The prices have gone way up but the roast beef is always good

Iv been coming to Tommy's for over 40 years. Tim never changes and who would want him to? The food there hasn't changed since I first walked in. A Super beef with cheese and barbecue sauce STILL blows my mind! The Onion bulkies, combined with what looks like a half pound of lean, roast beef, with your cheese and sauce on it will leave you spechless! Add a side of fries OR an order of Onion Rings will top it off! (The rings are not for the faint of heart.

Timmy's has been the go to spot for hand tossed onion rings the best roast beef and fanatical chicken for 35+ years ,its a tiny building normally 2 employees second generation . Quick service .wanna eat like a local Timmy's roast beef is the spot to do that.

I have driven by Jimmy's Roast Beef hundreds of times...wishing they were open because as anyone following me knows, I love roast beef. Well, today I was in the area looking on Google maps for lunch & it says it's open. I ordered a regular roast beef sandwich & it was absolutely perfect. My order was made in front of me & came out super fast. Ok parking - not Handicapped accessible so if you're Handicapped bring someone with you to order. The staff was friendly enough. They take all forms of payment. A true gem. Dear Jimmy... please spruce up the front..I'm sure I'm not the only one who thought this was an abandoned building & nobody should miss the opportunity to eat your amazing food.

Definitely a roast beef shop worth visiting. Ordered the #1 combo... Super size roast beef, onion ring, drink. I would have included a pic of the onion rings but they didn't survive the drive home... they were that good! Sandwich was a healthy heaping pile of medium rare roast beef, sized right for the bun. Perfect portion for the hungry guy! I'm a Timmy's virgin no longer... I'll be back!

I grew up with Merrimac's roast beef and Stoughton. This is real close to it. If the rolls were buttered and grilled it would be like going back in time. I will be a regular.

Delicious warm roast beef sandwiches. If you want a classic RB sandwich, this is the place. I recommend putting BBQ sauce and mayo on your sandwich and getting it on the onion roll. We got 1 junior (which doesn't come on an onion roll) and 1 mega sandwich. The junior was REALLY small to be priced at $8. Seriously. You could finish it in like 4 bites. So don't get that one. Comes in 4 sizes.

Everytime we are in the area we make sure to have a roast beef sub from here. The portions are generous and the roast beef is delicious!

We are staying across the street, needed a late lunch, didn’t want to drive or eat at hotel, and the diner next door had closed for the day. By accident we found Timmy’s. Do yourself a solid: get the onion rings & eat ‘em right there, cooker-hot. It’s a religious experience. They bread & fry the thin strings on demand, right in front of you. AMAZING. Roast beef? Very good. Top quality meat, lean, cooked medium rare & thinly shaved just right. If (like me) you grew up on Chicago-style beef, you’ll need seasonings as it’s a bit bland. I liked the spicy horseradish sauce. But I could seriously just eat rings. As many have said, don’t be put off by the humble structure, just get the rings & eat ASAP.

Two subs $30 a huge rip off lettuce and tomato extra charges on a sandwich !!! Go anywhere else to save you money buy a huge sub at Stop and Shop for $7.99

Don't judge this local favorite by its dive appearance. We stopped in here after hearing good things from area residents to pick up lunch to bring to the beach. We were not disappointed! The sandwiches were fresh, juicy and delicious with a variety of fun toppings available. Business was brisk and the staff could not have been more efficient or friendly. Can't wait to visit Timmy's again next summer!

The guys who work here all seem super cool, but ultimately, you're paying 10 bucks for a roast beef sandwich that tastes like you went to Arby's on one of their bad days.

Timmy's roast beef has been an icon in West Yarmouth for decades! Hi roast beef is phenomenal! You won't find it anywhere else on the Cape!! He makes it his own, his pastrami is freaking DELICIOUS! if you haven't tried it,you need to!! Melts in your mouth goodness!! Nobody does it like Timmy! P.S.try the fried mushrooms too!

Been running the place for multiple decades, it really doesn't get better than this! EDIT: it's been over 2 months and I get Timmy's basically every single day. Get the super beef with cheese and sauce. You won't regret it

Hands down, the best roast beef sandwich along Highway 28! And the onion rings are to die for! Take your sandwich, rings, and drink and head down to nearby Bayview Beach and watch the Hyannis harbor traffic go by. Timmy's roast beef sandwich is the best!

I've been going there since at least 1985 and it's just plain awesome. Fries are big thick cut affairs, nicely seasoned. Sandwiches are perfect. A true a proper Cape Cod gem.

Stopped by for a quick take out lunch and enjoyed our sandwiches (roast beef with provolone,horseradish, mayo, on an onion roll). Service was quick. Lots of locals there so you know it's good. The place is kind of rundown on the outside and not so nice on the inside, but you're there for a quick takeout sandwich, don't worry about what the place looks like. A few picnic tables outside, but just feet away from a very busy road. We took our sandwiches back to our hotel and ate them poolside. Oh, the onion rings are AMAZING. They kind of taste like onion straws and were delicious. I would definitely go back when in the area.

We love going to Cape Cod for the yummy seafood. But, by the end of our trip, we just wanted something else. Timmy's Roast Beef provided that "something else". The roast beef sandwiches were wonderful - big and meaty - and very tasty. Timmy's reminded us of a "better" Arby's. The fried mushrooms were amazing, too.

Just happened to be in Town for work and do not know where all the great food stops are. Noticed this on Google Maps w/ high reviews. Wow, no joke. Roast beef is melt in your mouth, tender, flavorful. Soooo glad I tried the homemade onion rings. Maybe the best I’ve ever had. Keep up the great work!

After years of passing this little place by on Rte 28, we finally decided to stamp and boy are we glad we did. We would highly recommend it as a take out place. It has a limited menu which we viewed on their website, but it is also on a chalkboard on the wall in the restaurant. We had the super roast beef and regular pastrami with melted Swiss, and they were AMAZING. We will be back again!

I've passed this place maybe 1000 times, and only went in on the recommendation from out of town guests. Awesome Reuben sandwich. I'll go back soon for their roast beef sandwich with onion rings.

I love their food but... They do not wear face masks of any kind as they work. During Covid... I see this as a serious health risk. I had gone there a while back and it was the same way. I decided to give them a 2nd shot most recently and was left feeling as though they still did not care about others or even themselves.

My family and I have been going here for over 15 years! You can't find a better place for Roast beef sandwiches anywhere in the USA! This super small shop could be missed on your drive through the cape but you would be missing out on the freshest and incredibly generous amount of roast beef on a sandwich. Plenty of parking, service is fast and the staff is friendly and helpful. Don't let the prices fool you, you get what you pay for here (and then some). While the roast beef sandwiches are the heroes here, I've just recently discovered that they are now making their own onion rings! Do yourself a favor and make sure you get a large order if you plan on sharing them because they go fast! Crispy and delicious, you won't regret it (throw this review a star if you agree)! This is the perfect lunch spot but be ready to wait if you go around noon time as the locals know and support this incredible eatery! I can't say enough good things about this place!

We went to Timmy's for a quick lunch. We were not disappointed. The roastbeef was so tender. The other sandwich was pastrami which was filled with flavor. Take out only but worth it.

The chocodiles Francine. Omg, the chocodiles. This place may not have chocodiles, but by God they have the BEST roast beef sandwiches you will ever eat. Warm, tender, perfectly roasted thin sliced beef piled high atop an onion or plain roll with whatever condiments you desire- this sammich cannot be beat. (I prefer provolone and BBQ, or provolone, mustard and mayo) The pizza filled egg rolls are of the chain, and the O rings (onion rings) are to DIE FOR- thin sliced and salty. Don't let the small stature of this building frighten you- its packed full of flavor, and a Cape Cod staple. 10+ stars
