Rude staff, great Boba milk tea

There was barely anything on the tofu bahn mi, it was really disappointing. One thin piece of tofu on each bread half. The sandwich relied on the fresh bread and mayo. I’ve had many, many bahn mis’ in my life and this was by far the most sparse with ingredients. The price of it has increased almost 20% in one year. That’s absolutely ridiculous. I hope they read this and consider what they’re preparing for their customer. They have a good operation going, it’s a bummer that vegetarians basically pay the same price as meat options and get even less.

I can see why it was empty…. I had wanted to try something new while shopping with my little sisters. I got them a boba drink, we paid about 20 dollars for two drinks. Aside from the price the girls weren’t able to drink it due to it being sooo bad. So I asked for a refund in which they refused to refund the drinks and didn’t even offer a possible exchange, they actually wanted us to pay for another item. The boba was completely full because it was that bad. Aside from the customer service which was worse than the drink at least they had some k pop to lighten up the mood from all of the faces and eye rolling the manager was doing.

Highly recommend! I got the grilled pork banh mi which is the most popular here. The banh mi sandwiches were large and flavorful. The iced coffee was strong, and avocado smoothie is really delicious. Definitely come back next time!!!

If I was able to give this establishment 0 stars I would. Me and my friends went to go to this boba shop. I can now see why it is empty. We got two bobas on of them is the brown sugar milk tea, and a Maui mango drink. The taste was not worth the price. We paid nine dollars for the brown sugar, milk tea, and it was not pleasurable at all. The taste was not as if it was described. This drink tasted expired. The Maui mango drink was almost $11 so In total over $20 were spend on these two drinks. The drink components of the Maui mango started to immediately separate and made the drink brown, the photo that was displayed in the dinner was a pretty colorful orange. The drink tasted like water and it was extremely cheap and disgusting. We tried talking to the employees about this and asked for an exchange or refund. And we were met with extremely rude service and with extreme attitude. Both of the bobas were completely full because it was that disgusting. There was no sign In the establishment that said that there was no exchanges or refunds. After going back and forth with the manager on the floor about a possible refund, we asked to get the number of the owner of the franchise. This owner was extremely rude and snippy and didn’t want to hear us out and even compared his drink policy to Starbucks and he didn’t even compare them correctly. The customer service was terrible and the drinks were even worse 0/5 stars.

Boba was really good and guy working at the front is funny and friendly. The inside is also really nicely decorated and they play nice music like Lana del rey 10/10

Very nice bakery and restaurant. Boba tea was a little sweet for me, so I recommend that if you like sweet boba tea, order as is; if you like it less sweet, they will make it less sweet for you. Super friendly staff, but be aware that the online menu and prices are not correct. They are updating it.

My lunch was so perfect, and a really good price. Got a lychee tea with boba. It was the perfect level of sweetness, and the boba texture was amazing. My grilled pork banh mi was I think the best I've ever had. I will be looking for more reasons to come to Carrollwood, so I can come eat here.

The decor is beautiful and the place is clean and neat. Service is all right. The pho is quite good, but the croissant has much to be desired. Thai tea is good, but they only has iced coffee, not hot coffee. So I asked for no ice in my “iced coffee.” A simple lunch for two costs $45.

Awesome place, nice fresh boba, and friendly people. The staff was friendly and helpful when I asked them about banh mi and drinks, there's a small bakery, and the drinks have a fair amount of customizability. I came here yesterday to get a taro-ube milk tea with brown sugar boba, I have a brown sugar boba milk tea today, and I loved them both. Will try banh mi next time when I visit there!

This place is very Clean. Bread for banh mi’s are fresh and appear to be house made. Special pho is good. Customer Service is… average and inconsistent.

***EDIT*** During my next visit for a take-out order, the employees were really distracted and on their phones. No bother-- it's whatever--until it affected my order. I was missing a soup and an appetizer. I went back to retrieve the items, and they sent me along my merry way. Something said to check again, and sure enough, they still forgot my appetizer. There were 2 other people in the restaurant, so they weren't busy just on their phones and chatting. They weren't apologetic and pretty nonchalant. I went back again because we all have our urgh days, but the customer service remained abysmal. It's a shame because the food is flavorful, but the service is outright disrespectful. Old review: Clean and minimalist cafe with flavorful food! Pho broth was delicious with fresh toppings, and the Banh Mi was perfect with pickled veggies and juicy beef. They make the bread in-house, too! Lastly, you can customize the sugar with Boba teas 🍵. There's seating and lounge areas as well.

I’ve gone here a couple times and I think it’s probably one of the best boba places I’ve gone to, I usually get a mango smoothie and brown sugar boba, and the boba has a really rich flavor to it and the drink is also amazing. This is the only place I’ll go to…..

Delicious sandwiches! They had numerous banh mi options, including some meatless options. They also had Pho, Boba tea, and more. The food was absolutely delicious. The inside of my sandwich was packed and the meat was juicy and flavorful. Their boba tea beverages were also really good.

Walking into this Banh Mi and bubble tea shop, I was immediately struck by how spacious it is. It’s refreshing to be in a place where you don’t feel cramped or like you’re constantly bumping into other patrons. The food here is superb—especially their Banh Mi is a “must try”. The bread has a perfect crunch on the outside, while the inside is soft and practically melts in your mouth. The pate and meats are perfectly seasoned, and they are generous with both the meat and veggie portions. If you’re a bubble tea lover like myself, this place is a must-visit. The selection is fantastic, and the service is quick. The bobas are soft, clearly made fresh, and the drinks are delicious. The service overall was amazing, and I’ll definitely be returning. Everyone needs to try this place. It’s a solid 10/10 for me!

No longer allows service animals. The long hair girl at the counter told us it was their new policy. We didn't argue with them. We didn't cry discrimination, etc... We just took our business elsewhere. It's too bad... this was our spot twice a week for the past 5 weeks. We were spending at least $130 here a week. That's a lot to spend on banh mi and pho.

Saturday jun 8th 16:36. like this place, I actually come here often and loved it in the beginning. Unfortunately some of the staff, the girl up front, seems to have a negative attitude attending customers. Lately the drinks have too much ice. And the effort into making a great product has lowered. I hope it gets fixed.

Unique food and atmosphere; sandwiches were outstanding.

Never eat at this place!! I ordered their “Sweet Cheese strawberry” the bottom of it had mold all over it. Thankfully I had ordered through DoorDash and was able to get my money right back!

Self serve place, no serving staff, plastic plates, cups and spoons. DEFINITELY NOT THE PLACE TO EAT PHO SOUP!!! The broth is very watered down, the egg rolls are tasteless, not coming back

Pho broth and meat are pretty good, but I wish they could have flat rice noodles for Pho so that could bring me here for Pho more often. Also, they should upgrade their vent system so customers don’t smell like food when we walk out of the store. Sometimes, we’re even in-and-out pretty quick to pick up food but still can smell ourselves like fried food when we get out.

Have themselves listed on DoorDash in areas they are not in. Just take orders and cancel them. Food may be great, but their ops is terrible

I brought my toddler son with me, and found out they don’t have high chair. I ordered a beverage and it was all full of ice with very little actual drink. Not coming back again.

The environment is great here to relax and enjoy boba and a book. Delicious drinks with very fresh tasting boba. The sandwiches can be a bit mid except for the grilled pork croissant - highly recommend.

Overpriced, cashier is the server and in a hurry and not bringing the plates or utensils to our table when asked but our benefactor paid the ten dollar tip anyway. Pho was a few pieces of fatty gristle, and a meatball sliced in half for an overpriced special combination. The bread they have here hurt my palate and gums, very chafing.

Great food and excellent service.

Came in for the first time a few days ago, and loved it, so I had to come back again. Their banh mi’s are amazing! The bread definitely make a difference when it’s fresh and the crust crispy. The fillings are all appetizing specially the bulgogui and pork one. Ordered the brown sugar bubble tea as well and my wife loved it, but next time I would get it less sweet. Overall the place it’s very clean, modern, and comfortable and they have a large variety of items on their menu so you will have lots to choose from. Next time I will have to try their Pho and pastries since they looked pretty good to me.

I had never heard of a Banh Mi sandwich before I saw them on a TV show with food trucks. Since then, I’ve been on the hunt, but I didn’t have to look very far. I ran across a very peculiar place called Banh Mi factory and to be honest, I wasn’t sure what to expect. Half on Banh Mi sandwich shop, half bakery, and half Boba tea shop ( I know that’s 3 halves, LOL). Well, the Boba teas are on par with other places but the pork Banh Mi is to die for. The best part is that the sandwich costs cheaper than a big Mac value meal. The cilantro and the pickled vegetables pair so nicely that I have a taste of freshness and every bite. This has become my go-to over the typical fast food fare!

Food is tasty and fresh. Amazing customer service. Plenty of space to sit and enjoy. A very pleasant experience.I will be going back to try their pastry’s.

This pcw is too expensive for the amount of food given. 8$ for half the size it was before. This going to go out of business as nobody can afford them. They make it like their food a luxury.

Zero Stars! Staff is rude, pho is bland has half the noodles as most places. They ALWAYS get my banh mi order wrong. As of last, all 3 of us had stomach aches from eating the food here and were on the toilet all night. This is coming from an authentic vietnamese person who knows the food. Do yourself a favor and visit Saigon Deli or Thinh An for better quality food and service.

It seems there is a change in ownership or management the past few months . We like to have regular spots for boba / banh mi especially with a busy work school and sports schedule . Customer service has diminished sadly . Such a disappointment as the artichoke drink here is what I would come for . Initially it was younger kids standing around joking or chit chatting. Giving us a partial order and having to come ask for the rest . As of lately , The young gentlemen with a gold hoop earring who is always there Langdon T stood there for 5 minutes arguing about how they don’t have my order, could not find it , or another excessive excuse. My son put the order in online as we were driving. There was no option for first and last name with clover app. I gave him both our names and he said there was no order. If it was not already paid, for, I would have walked out. The way he treated me was unacceptable. It was very simple 2 pho and 1 banh mi . I told him several times what the items were . there was only two bags sitting there. He would not budge . I also showed him my email confirmation , still no order . There’s also a phone number , an email, and order detail printed on receipt. He was too lazy to look would rather hold up the line , or told me to move aside to take the customer behind me . An older gentleman took 1 second to find my order . The young gentlemen pointed me to go over there to get it with an attitude Ofcourse , as if I was a stray dog made to leave the business. He looks to be in management unfortunately. I’d like to get the word out that 95% of a businesses success is in customer service and banh mi factory does not have it . Save your time and money .

Stopped in by chance for lunch and it was delicious probably one of the better lunches I've had since moving here. We had the pork banh mi sandwich, chicken pho, a gluten-free dessert and the chocolate cheesecake dessert. Everything was excellent Will definitely come back.

Sandwiches are very well balanced in both filling-to-bread ratio and flavor. I believe they bake their own baguettes and the fresh bread makes for a terrific crunch. Very clean establishment. Will return!

The food is ok but their service is terrible. We got there at 7:30 pm and were eating our dinner as fast as we could because we knew they closed at 8 pm. At 8:00 pm on the dot we were literally kicked out and we had to basically gulp our soup. They were rude about it and they could’ve waited on us to finish our dinner. I do not recommend this place as they clearly could care less about their customers. Never ever going back to a place that treated us so poorly.

This is my second time at this place. The workers are super nice, my kids love the boba. It was perfect for a bowl of hot pho on chilly days like today.

Sandwiches are to die for! The bread is nice and crisp and the sandwich is amazing. The bubble tea is full of flavor, although there are times where there is too much ice. Decor is very nice! One of my favorite stops in Tampa.

Bad service, outrageous AUTOMATED tip requests , dirty tables, empty condiments, food portions chintzy! I stood at the counter several minutes being ignored, when finally Danny was kind enough to say "Be right with you". He waited on me soon after. I placed an order for a bahn mi, a order of eggrolls, and a mango tea. As I paid, the card reader suggests a tip of minimum 20% "good" up to like 35% "great"! Seriously? Because apparently the owner wants to pass on employee wages to the consumer? And they don't even do table service? I was #41.. I went and grabbed a seat. Then I noticed how dirty the table was... see attached photo. I then noticed ALL the tables were that way... disgusting! This was before I had even gotten my food! I got up and went to get some napkins, a straw and some Hoisin and Sriracha. Hoisin was there.. but all of the Sriracha bottles were empty... see attached photo. I went and sat back down. They called #41... I went to the counter. My bahn mi was there. I asked about the eggrolls and tea, and the guy looks at me like he was clueless. So he found eggrolls in the fryer and had to make me a tea, which he brought to my table. Tea was ok... nothing great. Eggrolls were crispy but bland. Sandwich was mostly bread, and seriously lacking carrot and daikon pickles. Flavor was meh. All this for a ridiculous $25.03 (minimum tip!)

Fabulous Fresh Food! Love the Pho Special Combination which is like liquid gold.Love the bone broth and they make it for me the way I like with more broth less noodles and one type of meat instead of all the meats when I ask. The pork Banh mi is tasty,and the baguettes they use are crunchy and delicious each time. Staff is very friendly and wants to please.Atmosphere is a cool modern design, clean, and a casual vibe with lots of comfortable seating.

I tried the grilled pork bahn mi and it was perfect. I’ve had bahn mis on wider bread, not sure if it was different bread than the originals, but it didn’t take away from the sandwich. I would definitely go back

Dare I say this, but hands down the best Bahn mi. I've had them on both US coasts, and throughout Australia. This beats them all!

I recently had lunch at the Bahn Mi Factory, and I must say, it was a great experience overall! For my meal, I opted for the Bulgogi Beef Bahn Mi, and it was an explosion of flavors, and the tender, marinated beef paired perfectly with the fresh veggies. The bread was crispy on the outside and wonderfully soft on the inside, making for a satisfying and well-balanced sandwich. To quench my thirst, I decided to try the peach tea with strawberry popping boba. The combination of the fruity tea and the burst of flavor from the popping boba was both refreshing and enjoyable. However, there was a minor disappointment during my visit. I had my heart set on trying the Shrimp Rolls, but sadly, they were not available when I got there for lunch. It would have been the cherry on top of an already fantastic meal. Despite the small hiccup with the missing Shrimp Rolls, my experience at the Bahn Mi Factory was a memorable one. The quality of the food, the unique flavors, and the friendly service all contributed to a positive dining experience. I'm looking forward to returning and hopefully getting a chance to try those elusive Shrimp Rolls next time!

Great spot! The staff was so friendly, prices are super reasonable, and the place has plenty of seating inside. The tea with jellies was so delicious and so was the banh mi of course!

First off, great restaurant. Great counter service, clean and trendy. The Bahn mi was good but the biggest detractor is that the bread was too hard. And hard bread makes the top of the mouth raw. The boba was also tasty but got stuck multiple times(5-6)in the straw...so either bigger straws or smaller boba.

NOT WORTH THE CALORIES. If you're on a diet and it's your cheat day, it's not worth it. I had 3 kinds of milk tea from them. I couldn't finish them every time because the taste is less than meh. It tasted so cheap. Probably one of the worst milk teas I had. I bought 5 kinds of pastries including 2 cheesecakes. We couldn't even finish half before we threw it. NOT RECOMMENDABLE. Service is good though. I am sorry for leaving a bad review but I hope my review can help make your milk tea and pastries better.

Horrible service . Walked in at 750 They say sorry 745 pm is last call to order. They close at 8 Pm per sign on the door. Instead of saying last call you should say how may I help? Do not go there 15 min closing they will not serve you food. I am curious if the owner knows if they close early!! Change you business hours to 745pm on your door NOT 8pm. You

Our favorite Banh mi spot!! We've enjoyed hanging out with friends at the banh mi factory. And also enjoyed the sandwiches we took home with us on multiple occasions. Consistent good quality sandwiches and good portion size. Love it!!

The first time I went, I met the owner who was just the most radiant, spiritually uplifting woman. I left with wonderful recommendations in hand, a complimentary pastry, and the feeling of rejuvenation knowing there are still good people in the world. The second time I went, this magical human was not there. Instead, a rude and seemingly miserable young woman took my order, rolled her eyes at me when I asked a question about the food, then bagged up the two macarons I ordered without asking me which kinds I wanted. When I asked if I could have one of them be the raspberry her response was, “I gave you our two most popular” then she handed me the bag. I have never been treated that way ever in my life. I’d like to assume she was having an off day and that this isn’t how she regularly treats guests. This place still deserves five stars in spite of that one altercation. The food is delicious, the drinks are unique and well made, and the atmosphere is modern and welcoming. Plus, their sweets are phenomenal. This is a gem in Carrollwood.

First time here and it's been absolutely delicious! I ordered the grilled chicken Bahn Mi, Lychee Black Tea with Boba, and the Honeydew Roll. My mom ordered the Chicken Pho. Everything was fresh and well-seasoned. The bakery was pretty sparse since the items go so quickly and I arrived there in the mid-afternoon. Only complaint is that I had a small bone in my sandwich because they cook and shred the chicken themselves. I've made that mistake before myself when I shred my own chicken, but just be careful and aware and I hope they are more careful in their preparation in future since that chicken was the bomb! The seasoning on sandwich was great and I enjoyed the pickled vegetables, the fresh bread, the jalapeños (not super spicy if anyone is concerned). Boba tea was amazing and not super sweet which I like. Overall, a great experience and I hope to be back soon (hopefully when bakery items are restock since they partner with another local business that provides those items).
