The food was cold and flavourless.

Seated right away and the service was excellent. Good food. Had the Cheeseburger with fries. Fries could have been crisper, but otherwise very good.

Very busy on the weekends but the food is good.

The experience did not start out well, but thanks to Brea and manager Al, we are very happy!! They went above and beyond to turn the experience around! We will be back! 💖

It is consistently good food Wait staff almost always on point The only downside is it is so massively loud But happy hour always makes it a place you want to be

The atmosphere was great.Unfortunately our server was not good at all , wife had fajitas and it was over cooked and tortillas were stale , my $26 porterhouse was tolerable at best, and vegetable's were cold. Do not recommend this place for food, drinks specials were good but that’s about all.

Stopped in for a great BOGO Wednesday dinner and it didn’t disappoint! Best of all our waitress Cheyenne was “on point” making sure we had every thing we needed. Central Fl is HOT in the middle of August but the atmosphere and entertainment was great! Thanks Cheyenne for your prompt attention!

Well to start we asked for a booth,once inside they asked if we could sit at a table. We seen a booth and they cleaned it off after we asked them to clean it. Then waited 10 minutes to even get greeted by the waitress. We placed our order, When the rolls and salad came out, the rolls were cold and the salad was pathetic. Had to ask for ranch dressing for it. Then finely 35 to 40 minutes went by, asked the waitress to see if it was even close to comming out . Next thing you know here is the food hot plates and ice cold food. Asked to see the manager and the waitress blatantly said that she DID NOT COOK IT. the manager was apathetic and a very unkempt appearance, manger gave no apology and said that he would take it off the bill. I WILL BE CALLING CORPORATE to further attend to this matter.

4 of us went for dinner tonight. We all had steaks that were cooked wrong. Brought us 4 more still all cooked wrong. My husband’s steak was total fat and grissle. Yes they took it off the bill but we did not get to enjoy our dinner. Won’t go back!

Overpriced for a less-than-average steak dinner. I had a Sirloin steak which was OK even though it was a bit overcooked. The fries were stale. Service was slow, but at least they had peanuts to munch on while we waited. I also really did not like the bread/rolls that came with the meal.

First time coming here, we were on a trip and came here with a group. Sat in the outside seating area. We were able to bring our dogs in as well.

I'm sorry I don't get all of the positive reviews this food is terrible. This was my 2nd attempt. The plain ole cheeseburger was soooooo salty. I hate throwing food and money away.

Good service and good and the live music is a plus. And we say outside.

Friendly service, good portions, great atmosphere for the sports enthusiast. The grouper sandwich, shrimp tacos and onion rings are fantastic!!

I come here a couple time every time I’m in Florida for work. The staff are always welcoming and the servers always make sure you have everything you need. Great food with a great atmosphere.

Management sucks. On a SAT night at 8:30 pm they've let most of their staff go and restaurant is cut down to only a quarter of the place even though they say they're open til 10 pm. I was told I couldn't sit where I wanted and the only open area would have sweaping and cleaning around me. Oh and btw "our prices have gone up." How much more unwelcoming could they be? They have no respect or appreciation for customers, it's all about only them. Left and went to Texas Roadhouse, much better meal, service, prices and they're open til 11 pm- all of it!

Food was sub-par and they got the order wrong. Manager brought it out after redoing in and never apologized for their screw up.

Cody's restaurant Iin Brownwood is our favorite place to enjoy a meal and it's ALWAYS A JOY TO GO THERE

Atmosphere is fine. Service is Mediocre at best. My mom found a hair in her mashed potatoes. And I've had better chicken at the 7 eleven.

Jewels was our server. What a great service she gave us throughout the entire time we were there. It was my first time visiting The Villages, and also going to a Cody's. Great prices and promotions, well informed, she provided good information on any plate that we asked about. I wish there were more servers like her. I ordered the Grilled Southwest Chicken breast with Mashed Potatoes and Rice, what a great plate and the yeast rolls were so good. Thanks Cody's and specially to Jewels for your great service.

We love Cody’s at brownwood! Always good food and great service! Stopped in today for a drink and lunch at the bar and our server Aspen was the best!

Great place for family and date night

Been here a few times now, happy hour till 7:00 p.m. which is awesome! Buffalo shrimp is amazing! Steaks and burgers are great! Do not get the fajitas, even tho it's bogo on Wednesday, they are not good!

I would not recommend this restaurant to anybody. Food was cold,french onion soup was horrible. And the service was not good. Will not go back

Hamberger I had was tuff, taste was not like beef and texture was like it had a lot of filler. I paid extra $$$ for onion rings. I received two onion rings. My friend got a Ruben sandwich with some kind of meat (?) taste like artifical meat. More than disappointed with Cody's. What has happened to this restaurant 😳 Wow!

Recently dined here with a party of 12 (10 adults, 2 babies) on a saturday night. The food was quick to come out and was delicious. Craaaig was our server, who has a great personality. I was celebrating my birthday and was cracking jokes with us all dinner. 10/10 would recommend dining with Craig.

This restaurant atmosphere reminds me of the classic quaker steak and lubes with many licence plates and signs and car decorations. A variety of American food, something for everyone. Good live entertainment on the patio. Bring a portable personal fan if you are outside for the music on hot days. There is not much of a breeze.

Steak was under cooked to the point it was deep red in the middle. They have started putting gravy on the steaks. When they sent it back they just pit it back on the grill and burned the gravy to the steak giving it a horrible taste. They did remove it from the check however I still left hungry

Went in for dinner. Was a little slow getting waited on at first. But got better

The steaks were full of fat, and I asked my hostess for the one with the least fat and she suggested the sirloin it was impossible to eat so I asked for the manager so they cooked me the smallest filet minion to replace my 10 ounce or 12 ounce steak and my baked potato was stone cold it wouldn't even melt the butter and it was 2 for 1 drinks they were so watered down it was only colored water and on top of that my kids invited me for father's day to be highly disappointed I think your store should start reading customers feedback cause you are falling short of what other places are doing like longhorn steak house.

First off, service here was excellent! Our server, even though 7 months along hustled everywhere and did a great job! A little disappointed in the atmosphere as we came specifically for the live music, but they told us they didn't know where they were at and if they were going to make it at all. The food was average. Salad was good, but being a fan of prime rib, and this being a steakhouse, I ordered the prime rib, medium rare. The first one came out well to well done. The waitress noticed it before it got to the table and sent it back. The second one came out medium at best. The quality of the cut was not very good. Unfortunately, I would have a hard time coming back and ordering a steak again. Just to reiterate, our server was awesome!

The waiter was very friendly. But when he delivered our drinks, he grabbed the top of the glass with his fingers. With his hand cup over the top of the glass. In order words, where you would put your mouth to drink is where his fingers were. We ALL used straws! The steak were good. The service was good. The salad was great! Overall good time! 👍😃

Great service and delicious food. I ordered the wings. Our food was taking a little longer than we expected to come out. Our server stopped by and explained the wings take a little time because they are cooked to order. They aren't precooked. It was worth the wait. Best wings I have had in a restaurant...ever. I also ordered a half stick of onion rings. WOW! So good. My wife enjoyed her chicken sandwich. Surprisingly, she was able to get it on a gluten free bun! She usually has to order her food without the bread. It's a drive for us to visit this place but we will find an excuse to go back.

Drove 45 minutes to Cody’s on a 95 degree day because they had a really good band booked only to find out they dumped the good band without notice. They then brought in a cheap band. The food has never been good but this bait and switch with the band was the last straw.

Moved here in April had a burger there once a week since usually very good although the service is slow today they served me a raw Burger I bit into it the middle was raw and liquidy it looks so good but it made me sick. The manager came out and apologized and said they have a new cook this is his first day here do you want another burger and I said no thank you I just couldn't stomach it it made me ill thinking about taking another bite of a burger there. Don't know what happened it's usually good but today I had to puke. I ordered it the same way I always do. When I bit into it I couldn't believe it was raw uncooked and liquidy no texture. Which dishes do I recommend I recommend you cook the burger next time. The fajitas are terrible too shrimp or tiny the steak was tough not enough toppings no cheese no nothing. Tourist food ych

I love codys have been to many of them. This unfortunately was not impressive at all. Not one of the four people in our party were satisfied. My favorite part is the salad the dressing is amazing with all the stuff in it. When I ordered I told her I would have my order but....I was also ordering a salad to take home. The salad came and.....I canceled that. The salad wasn't gross but......it was NOT a Cody's salad the dressing wasn't correct and when I asked the waitress she said it is. The croutons were little stove top stuffing squares. The first didn't have pepperchinis. The shrimp for tacos was rubbery soooo over cooked.

SLOW and poor service all around. Kitchen was in the weeds from the start. Got our apps before our drinks. A medium rare steak was charcoal on the outside. Salad came out with the meal. It literally took 20 minutes to get our check. Overall a 45 minutes experience took a full 2 hours.

We have eaten at cody's for years and have never noticed any gravy (they called it steak sauce) on top of our steak until now. When we asked what it was we received a big time attitude from our waitress and the manager. Both my wife and my steaks were also burnt. Gravy does not belong on steaks. We will never return to cody's. Texas steak house is where we will go from now on where they understand that good steak doesn't require steak sauce.

Food was excellent, and it had a really old-fashioned feel to it, it was like Cracker Barrel with the stuff up on the walls. I'm going back when I can.

Well it's been two years since I've been at this place......so I will give it two stars. Prior to two years ago, I ate at this place probably a dozen times. Last review was in 2018. My food was actually "okay" this visit. Grouper sandwich. Did get beer batter fried, but it was too greasy. Large piece of fish and the fish inside the batter was good. A person at our table ordered coconut shrimp. Never seen this before......no coconut on the shrimp. They gave him a bowl of creamy sauce which the waitress said had the coconut flavor in. Strange. The place was fairly busy. Waitress never came back and filled waters, asked how the food was, asked if we needed more drinks. Zip. Oh speaking of drinks.............two-for-one beers. Warm beer that is. WE ARE IN FLORIDA...........you must serve ice cold beer. The glasses were still warm from the dishwasher (I hope). Extremely disappointing to have four warm draws at our table. Ambiance............same as two years ago, five years ago, ten years ago.

I like this place. I like the chain. What impresses me most is the hustle of all the staff. No slackers. There are many places to get good food and a beer, but we come back here, because we're never disappointed.... and the entertainment is generally very good.

Cody’s Brownwood, I ordered a Cobb salad they brought me back a chicken Caesar salad. I sent it back and they brought me out a regular salad with two slabs of ham not even chopped up. My partner order a baked potato and it came out cold as to where the butter wasn’t even melted on it. Cody’s just slaps the food together in the kitchen and expects us to eat what they bring out like we are drunk dogs and don’t know the difference cause we are seniors. Although they took my salad off the bill but we didn’t get any dinner that night, but didn’t take my partners off. They have really gone down hill. And the 2 for one beers aren’t really 2forone cause you’re paying like 7 bucks for 2beers. Ripping us seniors off! They need to do much better. I would not recommend.

Ordered blackened grouper sandwich. Wasn't good, didn't look like or taste like any grouper I've had in the past. Had at their lake Sumter restaurant and it was great.

The French dip sandwich was okay; meat was a little gristly and not abundant. The horseradish sauce and house made pub chips were terrific! Also got a two-for-one on so-so cocktails. Sergio was wonderful. There was an issue with the bill, but they were quick to fix it.

Flip a coin one night great, and another sucks the Villages has awful food but they are one of the best if they can get your order right and too you in a reasonable time lately not so much also the beer prices are crazy almost twice the price fancy steak house we went to

Went with family for an early Sunday dinner. Everyone had fish either haddock or grouper. I know this is a steak house, however they make some amazing seafood.

Food is good as always. Service is great as always. But the adult drinks……. Weak, very weak. They used to be good but not any more. They have forgotten what being their clientele into the establishment. 4/9/24 Ok we tried it again. The food again was excellent! Drinks were much better. Our server Izzy was awesome. We tried to make him “crack”, but he was very professional and spot on. Ok, maybe next time!😀

My wife ate here with her work group a few weeks ago, and thought it seemed like a place we would like. It's in one of The Villages squares, so the area surrounding Cody's is clean, well-kept, and fun. Entering the restaurant, one is greeted with a carefully curated shabby decor and en eclectic selection of license plates and classic memorabilia adorning the walls. It was 7:30 on a Saturday night in The Villages, so energy was high, and people were everywhere. We could hear live music coming from the outdoor seating area. We were greeted promptly, and asked if we wanted to be seated outside, inside, or first available. We asked for inside. Maybe fifteen minutes later, our little party square notification device lit up light a Christmas tree to let us know they were ready for us. Somehow our seating preference had been misconstrued, and they were going to seat us outside, but my my wife promptly corrected them. A couple minutes later we were seated at our indoor table. We were greeted almost immediately by our server, Jess. In the short time it took for her to bring our drinks, we had our order ready. She pleasantly coached us on their interpretation of "medium" and "medium well" for our porterhouse t-bone (we ordered medium). While we waited for our meal, we munched on the included salad, basket of warm white-bread rolls with cinnamon butter, and salted-in-the-shell peanuts. We were entertained watching all the families around us, and gazing at the afore mentioned wall decor. Our meal was ready quickly, and it looked and smelled delicious! I took the less well done section of the steak (20 ounce T-bone at $25 and deliciously prepared is a great bargain), and we tucked in to our food. The garlic mashed potatoes were a little more intense than my wife anticipated, but my fries were well seasoned, crispy on the outside and flaky on the inside, and HOT! The steak was liberally seasoned with a salty blend of spices that we found flavorful, but left our lips with a decidedly dehydrated puckering on our way home. Jess was prompt with refilling my water, though a touch slower to refill my wife's. She more than made up for it, however, by offering additional salad in take-home styrofoam packaging (filled to the brim) when my wife asked if the salad was "bottomless." Overall, we found Cody's to be a place to which we will happily return. The casual atmosphere, quick and friendly service, and flavorful (if a bit salty) food at a reasonable price is a recipe for a return visit, in our estimation. Would I recommend? By all means. It's definitely not a place for a romantic steak dinner, but as a family night out or a casual meal, Cody's fits the bill. Check it out! And ask for Jess. She's great!

Fun place to eat in the Villages. Food is good, prepared well. Happy hour drinks are generously poured! Live music most nights. Reasonably priced. In one of the more popular squares (Brownwood)

Our dinners were not edible. 1/2 rack of ribs so dried out, couldn't chew or swallow it. 1st and last visit

Two of us ordered 1/2 rack ribs….90 percent fat under the bbq sauce. We told our waitress and her reply was “here’s your bill”. Enough said.

We received our appetizers and rolls 10 minutes before our drinks arrived. Plates were too hot to touch, but the food was cold. Everyone ordered burgers and fries, except me. I ordered a bowl of soup and a salad. Everyone got their meal, but my soup and salad came out 10 minutes after the rest of the party of 4 was served.

Very disappointed!! 1st experience was good, 2nd was not, country fried steak was mush, pork chops seasoned wrong, waited @ 20 minutes before anyone even greeted us at outside tables

4 of us ordered med-well ribeyes. 4 of the steaks were not medium, more well done. 4 baked potatoes, 3 were not cooked through, Happy hour, does not mean ya get both beers at same time. We know they were super busy. All four cooked not to order.

Sat at bar with a friend for lunch. Service was very good and the bartender made us excellent cucumber martinis.

Cody's is amazing... we live in Pennsylvania and was in the area a few times to take care of my dad's estate's in wildwood and after long days working on property Cody's was our first choice to go and eat and have a few drinks. I always get the same thing blackened salmon meal and it's always on point.. and don't get me started on there rolls and cinnamon butter ughhh sooo good... the service is always amazing and staff is always nice and so welcoming and food comes out fast. never NEVER a disappointment.. thank you Cody's and staff for making my sad emotional days a nice ending to the day. I highly recommend this place.

This is an old Texas kind of restaurant. The food was great, the service was very good, the prices were fair, and the peanuts were excellent! One of those eat a small bucket of peanuts and throw the shells on the floor kind of place!

Waitress was great. We were able to get a seat quickly. Food was good. Only had 1 complaint, half of my prime rib was fat and no offer of compensation.

What a joke. The food is awful, the drinks are awful, and the service is decent. Not the wait staff’s fault but I would rather eat pine straw out of the flower beds than go back to this place. Needs an entire makeover to be edible.

Worst experience I’ve ever had in a restaurant allover the entire country!

We've been back 3 or 4 times since mainly because of the Happy hour. The food leaves much to be desired. Had pork nacho (yuk, not fresh), steak tips( too hard to chew) wings( burnt). Only two things good so far: rotisserie chicken dinner and chicken fried chicken. We'll keep looking for a good place in this area with a good happy hour. BTW the peanuts are there for you on the table when you come in so there's that.

Everything about the experience was awesome. Our waitress was fantastic! Service was fast and efficient. I love a restaurant that doesn't even ask to bring out a small child's food right away. The bread and cinnamon butter are so tasty. The peanuts kept my 3yo happy and busy, a major win! Can't beat 2 for 1 beverages. The food was incredible and we tried a wide variety of options. Chocolate cake was giant and yummy.
